Most people picture a demolition day as loud, dusty, and fast. Hammers, skip bins, safety vests, a wall coming down before lunch. And it is all of that. But the reason it goes smoothly on the day almost never has anything to do with the crew’s speed or the size of their kit. It has to do with what got sorted out in the two weeks before they arrived.
Rushed prep is the single most common reason a stripout or partial demolition blows its budget. Not surprise asbestos, stubborn tenants, not weather. It’s the paperwork, the shutoffs, and the scope conversations that nobody had until day one.
Here’s what needs to be nailed down first.
Know exactly what’s being removed and what’s staying
This sounds obvious. It isn’t. On a lot of jobs the client’s version of “we’re gutting the space” turns out to mean something very different once a crew actually starts walking the site. Are the perimeter walls staying? What about the ceiling grid, or just the tiles? Is that timber bar being pulled or salvaged? Is the raised floor part of the scope?
Write it down room by room, or mark it up on a floor plan. Photograph anything that’s staying so there’s no argument later about whether that partition was meant to survive. If you’re a tenant working through a makegood, cross-reference against your lease clauses so you’re not stripping out things you were meant to leave, or leaving things you were meant to strip.
The clearer the scope on paper, the less you pay in variations once work starts.
Get the hazardous materials survey done early
If the building predates the mid-2000s in Australia, assume there’s asbestos somewhere until testing says otherwise. Vinyl floor tiles, wall sheeting, eaves, pipe lagging, older ceiling tiles. It’s not rare. It’s normal.
A licensed hygienist can usually turn around a survey inside a week, and the report tells your crew where to slow down, what needs a licensed removalist, and what can be handled with standard PPE. Skipping this step doesn’t save time or money. It just moves the discovery to the middle of the job, when stopping work costs a lot more than testing did.
Lead paint, synthetic mineral fibre, and old PCB-containing light ballasts are worth flagging too, especially in warehouse and light industrial fitouts.
Sort the services shutoffs before day one
Nothing halts a job faster than a live circuit nobody knew about. Before demolition starts, you want isolation certificates for power, water, and gas where relevant, plus confirmation that fire services and data have been made safe.
For strata or multi-tenancy buildings, this often means booking a licensed electrician to disconnect at the switchboard rather than just flipping breakers, and coordinating with the building manager for shared services. In an older strip retail site, you might discover the shop next door shares a hot water line. Better to find that out on a Tuesday with a plumber’s number handy than on Saturday morning when the crew has already opened the wall.
Fire panels almost always need isolation booked with the building’s fire contractor, not the demolition team. Give this a week’s lead time at minimum.
Sort out approvals, notifications, and permits
Depending on the council and the scope, you may need a demolition permit, a work-safe notification, a waste tracking record, or a temporary works approval for skip bin placement on the footpath. Some councils also require neighbour notification for noise, dust, or vibration if the work extends beyond a few days.
If you’re working in a body corporate building, add strata approval and after-hours access agreements to the list. Retail and hospitality tenancies inside shopping centres usually have their own centre management rules that go well beyond council requirements, including specific work windows, dust barriers, and induction paperwork for every worker on site.
None of this is glamorous. All of it delays your start date if you leave it to the last week.
Plan the waste flow, not just the skip
A stripout produces a lot of material fast. Some of it is straightforward general waste. A lot of it is recyclable, and if you sort at the source you can cut disposal costs significantly. Metals, timber, plasterboard, and clean fill each have their own streams and their own rates.
The plan needs to answer three questions: where does the skip sit, how often does it get swapped, and who’s separating what into which pile? A crew that has to walk twenty metres around a parked car with every armload of debris is a crew that’s costing you money.
If your site’s tight on space, look into on-site sorting with smaller bins staged near the source, and a swap-out schedule tied to progress milestones rather than a fixed calendar.
Bring in a team that plans for all of this
The best crews walk the site once, ask about the lease, ask about the timeline, then come back with a scope document that already answers half the questions above. They’re not just quoting on hours and skips. They’re pricing the coordination.
